Many of our clients are tackling construction for the first time. We take extra care to ensure you have everything you need for every step of the process so you can set expectations to worry-free. 

MOST projects GO LIKE THIS:

PRE-DESIGN

Clarify design objectives, document the existing home and site, and research relevant code requirements. Establish rough budget and timeline.

Schematic Design

Tackle project goals with multiple design options. Two to four meetings to discuss and refine options. Choose one preferred scheme. We can connect you with a builder who fits your project and obtain a rough cost estimate.

DESIGN DEVELOPMENT

As drawings become detailed, we’ll have one or two more meetings about materials selections, HVAC systems, and design details. We will subcontract a licensed structural engineer.

Construction DOCUMENTS

Detailed design drawings will provide information needed for construction as well as permitting. The interior designer or finishes vendor will help you select finishes such as flooring, tile, and countertops, as well as plumbing and electrical fixtures.

PERMITTING

We will apply for building permits and stay in touch with the jurisdiction until the permit is issued.

CONSTRUCTION ADMINISTRATION

Kick-off meeting brings together client, designer, and builder to discuss remaining decisions and construction schedule. We will be available for questions and

on-site meetings throughout construction.
